Finding where the water is actually coming from

Water can travel along pipes, floors and ceilings before it becomes visible. A mark below a bathroom does not automatically prove the pipe directly above it is leaking. The investigation starts with the symptoms, when the leak occurs and which fittings or appliances have been used.

• Toilet, tap and shower connection leaks

• Radiator valve and heating-pipe leaks on the plumbing side

• Temporary isolation followed by permanent repair where practical

Active leak: what to do first

If water is escaping, isolate the local valve or main stopcock if it is safe and you know how. Keep away from wet electrical equipment. Call rather than relying on email or chat. Explain whether the water is still running, which floor the problem is on and whether another flat or communal area is affected.

Concealed leaks and access

Some leaks require access through panels, boxing, floors or ceilings. Non-destructive specialist leak detection is a separate discipline and may be needed when there is no visible source. Where access is required, the options and limits of the plumbing investigation should be agreed first.
